How can I request a consultation?
Please feel free to contact us via the contact form first.
We will then schedule a time to meet—either in person or online—to discuss your tastes and ideas.
If you already have land in mind, please let us know. It’s also fine if you don’t.
At this stage, there is no charge—think of it as just an initial meeting, and please feel free to consult with us.
Are requests from distant locations possible?
We accept projects regardless of location. However, additional travel expenses will apply.
Can I request you to prepare a draft plan before signing a contract?
After hearing your requirements, we take about one month to investigate the site and city regulations and develop design proposals.
We present materials such as documents, CGs, and drawings to clearly convey the concept, space, and feel.
* If you decide to proceed with a contract based on the presentation, it’s free—but if you do not proceed, a presentation fee of ¥100,000 applies.
How much are design fees?
For new residential projects, the basic fee is 10% of construction costs (excluding structural design and permit application services).
Fees vary depending on scale and usage, so please inquire each time.
For renovations, remodeling, or commercial design, please contact us separately.
Can you assist with design services beyond architecture?
Yes. We are confident in our aesthetic design sense. Please feel free to discuss with us if it resonates.
Production costs vary by project, and we will agree on terms in advance. (Capacity is limited.)

* If structural reinforcement or additional systems are required during planning, adjustments and additional cost may occur.
* Groundbreaking and roof‑raising ceremonies are optional; please consult if desired.
* Please note: this schedule is based on typical Japanese projects; actual duration varies by complexity.
*1 Depending on site conditions or regulations, we may need to cancel or modify. (Additional travel and lodging costs may apply.)
*2 Office estimates are based on unit prices per tsubo. Final cost will be determined after detailed design and contractor quotes. If proceeding to basic design, this fee is deducted from the design fee.
*3 After hearing, we further develop plans and submit basic design drawings. Ground condition analysis costs are separate.
*4 Detailed design includes structural and systems designs to produce construction-ready drawings. Design‑supervision fee: 10–15% of construction cost (depends on scale/use). Permit filing, structural/energy calculations, and other charges are extra.
*5 If the budget doesn’t match, we will propose adjustments and submit final documents to the authority; approval takes about 1–2 months.
*6 Includes regular progress reports—optional inspections, photography, final handover, and shop drawing coordination with contractor.
